CONDO ASSOCIATION WEBSITES · FLORIDA

Condo association websites in Florida, built to the statute.

Since January 1, 2026, Florida condominium associations with 25 or more units must keep their official records on a website or app (s. 718.111(12)(g), Florida Statutes). NOVARA designs and builds the public site and the password-protected owner portal together — documents, notices, news, maintenance requests and email, all managed by the board.

What the Florida statute requires — and what we build

Under s. 718.111(12)(g) the association must post its official records in a password-protected section of a website or app: governing documents, budgets and financial reports, insurance policies, contracts, bids, meeting notices and agendas, and more. We build that owner portal with role-based access, a document center with categories and versions, and an audit trail — plus the public side of the site for residents, buyers and the neighbourhood.

Designed for a residence, not a corporate intranet

A condominium website is also the building's public face — for owners selling a unit, for buyers doing their homework, for the neighbourhood. We design it to look like the property: real photography, clear facts (units, year built, recertification, elevator certificates), and a calm, readable layout that works on a phone.

Everything editable by the board

Content, news, events, notices, documents and the owners list are managed from an admin area with draft, preview and publish, revisions, trash and an audit log. Roles for admin and editor. No agency needed for day-to-day changes, and an ongoing care option if the board wants one.

Built in Miami, for Florida associations

We are based in Miami and built our first association site for a 27-unit waterfront condominium on the Little River. Fixed written quote, two to three weeks to live, and the association owns everything afterwards.

Bay Vista Condominium Association

A 27-unit condominium in Miami's Upper East Side: official website, owner portal with document center, notices, news, maintenance requests and email — designed, built and launched by NOVARA, managed by the board.

Frequently asked questions

Does our Florida condo association need a website?

If the association has 25 or more units, yes: since January 1, 2026, s. 718.111(12)(g) of the Florida Statutes requires official records to be posted on a website or app with a password-protected owners' section. Check the statute or your association attorney for the exact list of records.

What does a condo association website cost?

It depends on the size of the association and what the board wants beyond the statutory minimum. You describe the building and the board's needs; we send a fixed written quote before anything starts.

Who updates the site after launch?

The board, or a manager you designate. Everything is editable from the admin area with draft, preview and publish. Ongoing care from us is optional.

Can owners log in securely?

Yes. Owners receive an invitation with a password link, log in to a protected portal, and only see what their role allows. Admin and editor roles are separate.

Do you also handle the domain and hosting?

We set them up in the association's name, so the association owns the domain, the hosting and the code. No lock-in.
