How much does a condo association website cost in Florida in 2026?
Since January 1, 2026, every Florida condominium association with 25 or more units has to maintain a website or app where owners can find the official records. Boards now ask the same question in every meeting: what does this cost? The honest answer is that the price depends on three decisions, and most of them are simpler than vendors make them sound.
Decision one: template portal or built site
Subscription portals charge a monthly fee per association and give you a login and a document list. They are quick, they look like every other association, and the fee never ends. A built site with an owner portal costs more up front, is yours afterwards, and can carry news, notices, maintenance requests and email to owners in one place. For a single building, the built route usually costs less over three years.
Decision two: who updates it
If every change goes through a developer, you will pay by the hour forever and the site will fall behind within months. The requirement is that the board or the manager can upload a document, post a notice and send an email without technical help. Ask to see the admin screen before you sign anything.
Decision three: records and access
The statute requires official records behind an owner-only login, plus certain public items. That means real accounts for owners, not one shared password. Proper access control is where cheap solutions fail audits, and where the cost difference between vendors actually sits.
What a fixed-price build looks like
For Bay Vista Condominium in Miami, a 27-unit waterfront building, we delivered the public website and a secure owner portal in two weeks: documents, notices, news, maintenance requests and owner email, all managed by the board. Fixed written quote before anything started, hosting and care optional afterwards, and the association owns the domain, the code and the accounts.
What to budget
Expect a one-time project fee for the build, a small annual cost for domain and hosting, and an optional monthly care plan if the board prefers not to touch anything. Avoid open-ended hourly contracts and avoid any vendor that cannot show you a live association site with the owner login working.
If you send us the association name and unit count, you get a fixed quote within one business day.
